We haunt your house. You don't touch a ladder.

Only if you want us to. Plenty of people love it. Being the house the neighborhood drives past, and the one that ends up on the local page, is half the fun of doing this at all. If you would rather keep it off the internet, tell us at booking and we will not photograph anything beyond what we need for our own records.

If you do want it out there, we are selecting ten showcase homes across the DMV this season. All ten get 20% off for letting us photograph the finished haunt, and one of the ten gets the whole thing free. Mention it when you call and we will see whether your street works for it.

There are two places you can stop, and neither one costs you anything. You approve a design of your own house before we start, so nothing gets built that you have not already seen. And if you do not love it when you pull into the driveway on install day, tell us that evening and we will take the whole thing down. You will not be billed. The props are ours and they go back in the van either way, so we would genuinely rather lose a day than leave a house on your street that we are not proud of.

For most homes around here, yes. Those prices cover a typical DMV frontage, call it roughly 2,000 to 5,000 square feet, which is the large majority of what we install across Montgomery County and Northern Virginia. It can move either way. A wide corner lot with a deep setback needs more lighting and more ground to fill, so it runs higher. A compact townhouse frontage usually runs lower. Layout matters as much as size: how much of the facade you can see from the street, whether there is a tree to light, how far the walkway runs. You will have the exact number after we have seen photos of your house, before you have paid anything.

Yes, and we’d encourage it. We cut our own markers and signs rather than buying them, so we can put your surname, your street number, your kids’ names or the dog on a stone. Full Haunt and Premium include one; extras are $75 each. It’s the piece people photograph, and it’s the one thing your neighbor definitely won’t have.

That's up to you, and we can dial any theme up or down. Harvest & Pumpkin and Monster Mash are built to be completely kid-friendly. Haunted Graveyard and Witch's Hollow sit in the middle. Spider Nest and Haunted Carnival are the ones that make people cross the street. Whichever you pick, tell us your kids' ages and we'll tune it: swap the grim faces for goofy ones, keep the fog and lose the figures, dial the lighting warm instead of cold. Almost everything scary in our kit is one prop swap away from friendly.

If you're in Montgomery County, Fairfax, Loudoun, Arlington, Alexandria or upper NW DC, almost certainly yes. We keep the map to one metro on purpose. That's what lets us promise a teardown date and actually hit it. Out past Frederick, Manassas, Winchester or down toward Fredericksburg we'd be stretching, and we'd rather say so than miss a date.

Almost every association around here has them, and we design around them. Tell us yours at booking and we'll stay inside the covenants: height limits, lighting hours, staking near irrigation, removal deadlines. We've read enough HOA covenants across the DMV by now to know where the lines are. Nobody gets a violation letter because of us.

Yes. Any package takes add-ons: an extra showpiece, a fog system, projection on the garage doors, themed audio, extra custom markers, or leaving it up past Halloween. Pick what you want and we will price it in. One honest warning, though: if you find yourself adding three or four things, we will usually tell you the next tier up is better value and move you there instead.

Our smallest package already centers on the entry and porch, and it still lights the front of the house and puts a graveyard at the foundation, because that is what makes it read as a haunt rather than a decorated doorway. If your frontage does not suit that, or you want something smaller in scale, call or text us and we will quote it for you. We would rather size it right than sell you something that will not look good on your street.

Between November 1 and 8, on a day we set with you at booking. We batch by neighborhood so we're quick about it. Everything leaves with us: props, lights, cords, stakes.

Everything we install is built for a DMV October: wind off the Potomac, a hard rain most weeks, and nights near freezing by Halloween. If a piece fails mid-season, message us and we'll come fix or replace it. Premium includes a scheduled mid-season check either way.

Not for the install or the teardown. We just need the front of the house and one outdoor outlet. Most people come home to it already finished, which is honestly the better way to see it.

The display is ours and goes into storage for next season. That's what makes your renewal about half of year one. If there's a piece you fall for, we'll sell it to you outright. Just say so before teardown.
